Example: say your budget is $2200 a month. You’ve viewed a number of properties between $1900 and $2200 that just aren’t quite right. What if that dream apartment you dismissed $2500 was offering 1 month free? 

Prorated, that one month free would mean you’re essentially paying $2292 a month — well within your means considering they are also a little cheaper for parking, utilities, etc.

Common move-in specials

Free rent

Many complexes offer free to renters (usually those who are willing to sign a lease the same day they see a unit). Rental discounts can range from four to eight weeks.

Typically, the free month’s rent is prorated throughout the length of the lease. This can be a bonus if you are trying to budget each month. Less often, properties will give the money upfront.

Waived application fees

As a renter looking for a good deal, any discount is a discount worth considering—but it shouldn’t be the deciding factor. Typically, application fees cost between $50 and $250. If the rent is higher than other similar apartments, skipping this one-time fee doesn’t mean you’re getting a fabulous deal, but it is worth considering.

Verdict: This can be a good deal as long as you’re already getting a good deal on rent. Do some comparison shopping, though, before you sign up.

Discounted rent on flexible leases

A standard lease is 12 months. But did you know that an 11- or 15-month lease could save you a lot of money? This is because properties don’t want vacant apartments so staggering move-out dates help their bottom line (and yours).

Gift cards or promotions

To help sweeten the pie, gift cards and other deals are becoming more and more common with larger apartment communities.  The value of these promotions vary, but they can be nice bonus to cover all the new items you’ll need for your place.
